What have you done to make your offices COVID-19 secure?

Needspace? is committed to meeting and exceeding government guidance standards.

We have worked hard to ensure that our Islington office space centre is hygienic and safe for everybody. Along with hand sanitising stations throughout our buildings, communal areas are sanitised daily to a high standard.

There are 2m markings on the floor in all communal spaces to encourage social distancing and signage throughout the centres to remind everybody about the steps they must take to help eliminate the virus.

What is included in a serviced office?

A standard serviced office often includes some pretty unnecessary added extras for which you are obliged to pay. At Needspace? we don’t mess around. We give our clients exactly what they need to help their business grow and thrive, with flexible terms, an inclusive licence fee which covers as much as possible within one monthly payment, and a secure, attractive and clean space in which to work.

Do you pay business rates on serviced offices?

Due to council regulations in Islington, it is not possible for us to include business rates within your monthly licence fee. However, with so much else included, at least there are fewer bills to think of each month!

What type of security do you offer?

Our reception is staffed Monday to Friday, 9am to 5.30pm. Outside those hours, access is via an alarmed entry system. There is also CCTV surveillance in operation 24 hours a day.

What type of deposit do you require?

To secure your desired unit, we ask for 2 months’ licence fee deposit. This will keep your unit reserved for one month while you get yourself all set to move in. Thereafter, licence fees are collected monthly in advance by Direct Debit on the first of the month.

How much does office space in Islington cost?

The cost you’ll pay depends on the size of the unit you rent. Each workstation at St Marks Studios in Islington costs from £335 + VAT per month.

How long is my licence for?

All we ask is for a minimum of three months as an initial term. This should give you enough time to settle in and make sure that St Marks Studios is the right choice of office space in Islington for you. After that, you’ll move to a rolling month to month contract, meaning you’ll just need to give us one month’s notice after that if you wish to move on.

How many square feet is the office unit?

It all depends on the number of workstations per unit. We allow approximately 75 sq ft per station so a 4 workstation office will be 300 sq ft, and a 5 workstation office will be 375 sq ft, and so on.

Is parking available at St Marks Studios?

There is Pay & Display parking available around the building, but there is no dedicated car parking on site at present.

Are the units furnished?

As a rule, all our office units to rent in Islington come unfurnished. However, if you need help with some office furniture, just ask and we will provide it.

Are utilities, such as water, electric and heating, included?

At St Marks Studios in Islington, we are pleased to say that all your utility bills are included within your monthly licence fee!

What is the notice period we would have to give?

Once you’ve passed the initial three month minimum term, all you’ll need to give us is one month’s notice to let us know you’re moving on. We like to be flexible that way.

Hi my name is Tracey and I am the Centre Manager for St Mark's Studios, Islington.

St Mark's Studios is an impressive, listed building in a good location, close to train and tube stations and many bus routes, and a variety of shops and places to eat.

We have a variety of clients in the centre; it is a very happy, friendly, pleasant place to work in. I am on the reception and greet everybody with a smile as they enter the building. I have a great relationship with all tenants and, likewise, all the tenants are friendly and social with each other.
