Standard serviced offices in Islington often includes some pretty unnecessary added extras for which you are obliged to pay. At Needspace we don’t mess around. We offer clients everything they need for business success, including flexible terms, an all-inclusive fee covering rent and utilities (gas and electric), fully managed IT services, communal cleaning, and a secure, appealing workspace, all conveniently wrapped into one monthly payment.
Business rates are payable on all commercial property including serviced offices, however depending on how many offices you occupy in the UK will depend if you pay business rates or not. We keep the business rates outside of the license fee so that clients can claim the Small Business Rate Relief if they are entitled which keeps the overall office cost down. Speak to us and we can advise if you can make savings this way.
Our reception is staffed Monday to Friday, 9am to 5.30pm. Outside those hours, access is via an alarmed entry system. There is also CCTV surveillance in operation 24 hours a day.
To secure your desired unit, we ask for 2 months’ licence fee deposit. This will keep your unit reserved for one month while you get yourself all set to move in. Thereafter, licence fees are collected monthly in advance by Direct Debit on the first of the month.
The cost you’ll pay depends on the size of the unit you rent. As a guide, each workstation at St Marks Studios in Islington costs from £325 + VAT per month.
All we ask is for a minimum of three months as an initial term. This should give you enough time to settle in and make sure that St Marks Studios is the right choice of office space in Islington for you. After that, you’ll move to a rolling month to month contract, meaning you’ll just need to give us one month’s notice after that if you wish to move on.
It all depends on the number of workstations per unit. We allow approximately 75 sq ft per station so a 4 workstation office will be 300 sq ft, and a 5 workstation office will be 375 sq ft, and so on.
There is Pay & Display parking available around the building, but there is no dedicated car parking on site.
As a rule, all our offices to rent in Islington come unfurnished. However, if you need help with some office furniture, just ask and we will provide it at an additional cost.
At St Marks Studios in Islington, we are pleased to say that all your utility bills are included within your monthly licence fee!
Once you’ve passed the initial three month minimum term, all you’ll need to give us is one month’s notice to let us know you’re moving on. We like to be flexible that way.
