What have you done to make your offices COVID-19 secure?

Needspace? is committed to meeting and exceeding government guidance standards.

We have worked hard to ensure that our London office space centres are hygienic and safe for everybody. Along with hand sanitising stations throughout our buildings, communal areas are sanitised daily to a high standard.

There are 2m markings on the floor in all communal spaces to encourage social distancing and signage throughout the centres to remind everybody about the steps they must take to help eliminate the virus.

What is included in a managed office space?

At Needspace? all buildings come with free communal area cleaning as standard, included in your monthly licence fee. At many of our offices, we are able to provide office furniture if you need it, and you’re free to decorate your office space as you wish.


All our tenants are also free to use the communal kitchen areas, along with any shower/changing facilities and outdoor space (depending on venue). Do you pay business rates on managed offices?

This depends on your location. Some local authorities allow us to include your business rates within your licence fee, whilst others require the business owner to pay rates directly. Check the location pages on our website for further details.

What type of security do you offer?

All our buildings are highly secure. External CCTV is standard on every building, and each individual unit can only be accessed with a key held by you, your staff, and the Centre Manager. An alarmed entry system is in operation to enable 24 hour access for all tenants.

What type of deposit do you require?

We require 2 months’ licence fee as a deposit for your office space. Once the deposit is received, we will hold your requested unit for one month. Licence fees are collected monthly in advance by Direct Debit on the first day of the month.

How much does office space to rent in London cost?

The price of offices to rent in London varies depending on a range of factors. These include the size of the unit, the number of workstations, and the location of the building. How long is my licence for?

Our flexible office space in London is available at just a three month minimum term. After that, all contracts pass to month-to-month, meaning you will only have to give us one month’s notice if you need to move on. Do you offer London offices with parking?

Because of the nature of the city, parking in London is extremely limited. Our Clapham Arts Centre location does have limited parking available with a permit. At Earlsfield, there is public parking available nearby. Pay and Display is available near our Islington branch, but for Hammersmith and Clerkenwell, it’s all about public transport.

Are the units furnished?

We can arrange to help you out with some furniture where you need it at most of our locations. But for the most part, you are free to furnish and decorate your office space however you want.
