Needspace is more managed office space than serviced offices. This means that you get all the facilities and features you’d expect, but without the unnecessary ancillary features you often find in modern serviced offices. This means that you only pay for what you need, with your insurance, utility bills, maintenance, cleaning, security, fully managed IT services and any other service charges all included in your monthly rental fee, with no sneaky hidden costs.
Business rates are payable on all commercial property including serviced offices, however depending on how many offices you occupy in the UK will depend if you pay business rates or not. We keep the business rates outside of the license fee so that clients can claim the Small Business Rate Relief if they are entitled which keeps the overall office cost down. Speak to us and we can advise if you can make savings this way.
A deposit of 2 months’ rental fee is payable to secure your office space in Hammersmith Needspace. Once we have received your deposit, the unit will be held for one month. Once you’ve moved in, your fee will be payable on the first day of each month by Direct Debit.
Monthly fees start at just £400 (+VAT) per workstation.
When you first join us, we ask that you take three months to settle in and try us out. We’re sure you’ll be happy and decide Needspace is the right choice for you, but if you have a change of heart, after three months you can be on your way.
Once the first three months are over and you’re ready to stay, you’ll be on a monthly contract. If you ever need to leave, just give us one month’s notice.
We work out the size of unit needed per workstation on a basis of about 55 sq ft per station. So our smallest a 4 workstation office would be about 220 sq ft, and a 8 workstation unit would be about 440 sq ft, and so on.
At our Hammersmith premises, we have a variety of office units to suit anywhere between 4 workstations up to 70 or more. We like it when companies grow with us. You can begin with 4 workstations and then upgrade to larger units as your business expands.
Being in the centre of London, we don’t have on-site parking at our Hammersmith premises. But with such great public transport links, there’s hardly the need!
Every company has its own unique needs and character. It goes without saying that you will want to put your stamp on your office space, so we leave it up to you! At Needspace, you have the freedom to pick your own furniture and office layout. We can however provide furniture at an extra cost if you prefer us to take care of the furnishings for you. So long as, when you leave, everything looks the same as when you arrived, feel free to make your space your own.
