Renting an office for the first time can feel like a big step, but it can be much simpler than you’d expect. All it takes is to know what you are looking for before you get started. The first stop is choosing a location for your office, then you’ll need to work out the cost to rent office space in your chosen area. But this is the tip of the iceberg. So here’s our guide to renting an office space that’s right for you.
Choosing a location for your office
Of course, you want to rent office space locally, or at least within convenient reach of your home. But that should not be your only consideration. The area you choose should be easy to access, both by road and public transport.
How is it at rush hour? Sitting in traffic or on a packed train after a day of work is pretty unpleasant and you’ll want to avoid it if you can. There’s also the matter of your staff. If rush hour traffic in the mornings is a problem, then you may find that staff are often late, which would negatively affect productivity.
If parking is important, then find out how easy it is to park nearby. Is there free on-street parking, or a dedicated staff car park you can use? Also, remember that local amenities will be important to staff so they can get lunch or meet for a drink after work. A central location is desirable for staff but, depending on the location, it could be more expensive to rent an office close to town.
That’s not necessarily the case, though. At Needspace? Crawley, for example, we are situated less than five minutes’ walk from Three Bridges train station, and there are plenty of places to buy lunch nearby. It is also a short walk into Crawley town centre, and traffic is far less of a problem from Three Bridges than from Manor Royal at the other side of town, where rush hour queues out of town are gruelling at the best of times.
How much office space do you need?
If you are renting an office for the first time, it’s unlikely that you will be looking for anything particularly big, and it would be wise not to commit yourself to a long-term lease if your company is still quite young. It may be a better option to consider renting flexible office space on a short-term basis, until you are ready for a long-term commitment.
At Needspace?, the minimum term is just three months, after which you move to a month-to-month rolling contract. This means you only need to give us a month’s notice if you want to move on. And if your company is growing, we’ll accommodate your needs with a move to a larger office unit when you need it.
How can I get cheap office space?
The cost to rent office space varies depending on factors such as size and location. But the true value of office space is all about what is included in the price. Do you just want to rent an office itself, or do you need additional features, such as meeting room facilities, a kitchen, reception desk or parking?
Sometimes, it can be more cost-effective to rent managed office space, as you may find that you get a lot more for your money. The managed office space to let in Crawley Business Centre, for instance, includes business rates, service charges, building insurance, utilities, security, maintenance and cleaning of common areas as part of your monthly licence fee as standard. In this, you’ll also get full access to the Centre’s kitchen facilities and benefit from a manned reception desk and support from the on-site Centre Manager five days a week.
