At Needspace? we go beyond that which you would expect from your usual serviced office. Our range of customisable, adaptable workspaces in Clapham North Arts Centre are designed to fit a broad variety of business types and include everything our clients need in order to thrive.
We pack as much as possible into your monthly licence fee, leaving you with less to think about every month. Communal space is kept clean and tidy, the building is maintained to a high standard and kept secure, and a number of bills are included.
There are a lot of costs already bundled up in your competitive monthly licence fee. We have chosen to keep the business rates outside of the licence so that those who can qualify for small business rate relief, will pay reduced rates or absolutely no rates at all, which means an even greater saving on your overall office costs!
Clapham North Arts Centre is uniquely located within a secure gated community. Each individual unit can only be accessed with a key held by only you, your staff and the Centre Manager. There is also CCTV surveillance in the exterior spaces. Outside usual working hours, an alarmed entry system is in operation.
We require 2 months’ licence fee deposit. Once we have received your deposit we will hold your requested unit for 1 month. Licence fees are collected monthly in advance by Direct Debit on the first of the month.

We aim to be as flexible as possible with our office space in Clapham. That’s why we ask for just a minimum term of 3 months to allow you time to settle in and discover whether Clapham North Arts Centre is the right place for you. After this initial three month period, you’ll move to monthly rolling breaks, meaning you give just one month’s notice if you wish to move on.
Again, it depends on the size of the unit you are interested in! We allow approximately 75 sq ft per station so a 2 workstation office will be 150 sq ft, a 3 workstation unit will be 225 sq ft, and so on.
Yes. Subject to availability. You can apply for one parking permit which cost £30 per permit per month.
As a rule, all our office units to rent in Clapham are provided unfurnished. However, we can help you with office furniture if you need it. Just let us know and we can work together to get your space looking sharp without delay!
Your water bill is included within your monthly licence fee, but electricity is metered separately and heating is not included.
After the initial three month minimum period, all we require is one month’s notice from you to let us know you’re moving on.
