What is included in a serviced office?

Along with our manned reception, 24 hour access, kitchen space, meeting room, and all the other features we provide, you’ll also get the benefit of a friendly, welcoming environment to work in every day.

When you rent office space in Earlsfield Business Centre, your business rates, building insurance, utility bills, communal area cleaning, maintenance, security and service charges are all included within your one, easy, affordable monthly fee.

Do you pay business rates on serviced offices?

At Earlsfield Business Centre, all of your business rates and other service charges are taken care of as part of your licence fee. No extra bills to worry about!

What type of security do you offer?

We take security very seriously at Needspace? CCTV is in use both inside and outside the Earlsfield office building. Between 9am and 5.30pm Monday to Friday, the reception desk is manned. Access to the building outside of these hours is controlled by an alarmed entry system.

What type of deposit do you require?

The deposit is 2 months’ licence fee. Once we have received your deposit, we will hold your requested Earlsfield office unit for one month. Licence fees are collected monthly in advance by Direct Debit on the 1st of the month.

What is the monthly licence fee?

Each workstation costs from £300 + VAT.

How long is the licence for?

You are only bound in for a 3-month minimum period at a fixed price. After that, you can continue on a month to month basis at the same fixed price for a further 9 months, after which point we mutually review the licence fee payable.

What is the notice period?

After your initial 3-month contract, you need to give just one month’s notice if you feel it’s time to move on.

How many square feet is the unit?

We offer units to suit anywhere between 1 and 9 people. And we can even accommodate more space than that, where required. We allow approximately 75 sq ft per station, so a 2-station office would be 150 sq ft, a 3-station unit would be 225 sq ft, and so on.

Is parking available?

Free public parking is available around the building on a first come, first served basis. Alternatively, permit parking is available nearby, as well as open air parking through a nearby private provider at reasonable monthly rates.

Are the units furnished?

Every company has its own individual needs. We allow our tenants to fully customise their space to suit their business’s ethos and brand. That’s why we allow you the freedom to furnish your space as you wish.

Meet our Centre Manager

Jeanette Jones

Jeanette Jones

I’m Jeanette, Centre Manager of Earlsfield Business Centre.
I take care of all day-to-day operations. You will find my friendly face at reception Monday to Friday 9am to 5.30pm, taking care of your deliveries, visitors, mail and any other concierge or building matters.

There are a huge variety of clients in the building, which makes it a unique environment to be part of, including physiotherapists, architects, electricians, charities, marketing specialists and an IT company - to name a few. I have plenty of front-of-house and property management experience and I really enjoy my job and the friendly atmosphere at Earlsfield.

Life in Earlsfield

We're a stone's throw from the bustling Garratt Lane, which has a multitude of great gastro pubs, shops and cafes. Here are a few of our favourites.

The Jolly Gardeners

We're very fortunate to have the The Jolly Gardeners as our local, it's an absolute belter of a gastro pub, serving amazing food by Masterchef winner Dhruv Baker. It also has a stunning beer garden for those blissful summer after work drinks!

The Wandle of Earlsfield

A bit closer to the station, The Wandle is another favourite of ours. It serves classic pub grub including burgers, fish and chips and a decent steak.

The River Wandle

The River Wandle, a tributary of the Thames, and King George's Park, are a short walk. You can also walk the Wandle Trail, which mostly follows the River Wandle, and runs for about 12.5 miles (20km) from East Croydon station to the Thames Path in Wandsworth, near Wandsworth Town train station.

Il Girasole

A firm favourite, just a short walk along Garratt Lane, is the trattoria and pizzeria, Il Girasole. This fine establishment serves classic Italian fayre including pasta, pizzas and some delicious mains. Yum!

The Green Curry

The Green Curry Thai cafe and takeaway is great for a spot of lunch, and even does delivery - perfect for when you're pulling a late one at the office.

Dugard & Daughters

This is a family-run butcher and larder, stocking lots of lovely food from sustainable sources. They also stock a fabulous range of wines, local beers, spirits and cheese.

Tara Theatre

Our local theatre is brand new state-of-the-art building which houses a main theatre space, a development studio with a welcoming foyer bar, and a patio garden. Great spot for some post-work entertainment.
